Why Is Sealcoating And Crack Filling Important?
Sealcoating and crack filling are extremely important maintenance services that should be performed to increase the longevity of your asphalt pavement investment and it is advised that you or a professional perform a yearly inspection of your parking lot or driveway and put a maintenance plan in place.
When left to the harsh elements, asphalt pavement will deteriorate rapidly. The asphalt binder that holds the pavement together will begin to oxidize and weather. If moisture is allowed to penetrate through cracks in the asphalt surface the structural layers beneath the surface will start to fail causing potholes.
How Do Sealcoating and Filling Cracks Protect Asphalt Pavement?
- Sealcoating is used to protect off-highway asphalt surfaces against gasoline, oil, salt, water, and ultraviolet rays. Sealcoating should be applied one year after a new parking lot or driveway is constructed and then every 2-3 years for proper maintenance. It’s virtually sunscreen for your asphalt surface.
- Cracks: Do not ignore cracks in your asphalt. Unsealed cracks in asphalt pavement will eventually turn into potholes throughout harsh winter months. Moisture that is allowed to work its way through cracks will eventually saturate the sub-base and weaken the overall structure of the pavement. The asphalt surface is left weakened and unsupported, cracks widen, and potholes form during the freeze-and-thaw cycles. Once traffic hits that spot, the cavity that was created will collapse and a pothole will form. Cracks ¼ to ½ inch should be filled with crack filler.
- NOTE: cracks ½ or larger are too large to effectively fill. Other maintenance procedures such as patching should be discussed.
